Selecting A Roofer In Anchorage
CHOOSE THE BEST ANCHORAGE ROOFING CONTRACTOR
Replacing your roof may be one of the most expensive investments that you make in your property. Your selection of an Anchorage roofing contractor should be a thoughtful and educated decision. There are specialty trades in construction for a reason; true craftsmanship and unparalleled expertise can only be gained from mastering your craft, day after day, year after year, decade after decade. We repair and replace roofs. That’s all.
Below are some of the basic qualifications that you should require of any roofing (or other) contractor that you work with.
LICENSING:
A professional roofing (or other) contractor should have all of the following licenses:
Alaska Contractor's License (Premier #CONS26783)
Alaska Business License (Premier #273157)
MOA Contractor's License (Premier #CON2726)
Premier Roofing maintains all of the required (current) licenses at all times.
You can utilize the State of Alaska database to verify that a contractor has both an Alaska Contractor License and Alaska Business License here: Alaska License Verification
You should also verify how long a contractor has been in business. In the three decades since our founding, there have been more companies that have been formed and gone out of business than are still operating today.
INSURANCE:
A professional roofing contractor should maintain the following insurance for their protection, but more importantly, for your protection.
General liability insurance, with adequate coverage for your protection. The State has a low requirement for this coverage; $20K for property damage, and $50/100K for injury or death.
Premier Roofing maintains G/L insurance limits of $1 Mil per occurrence at all times.
Workers compensation insurance; the State does not require proof of this Insurance if a contractor certifies that there are no employees of the company. An unscrupulous contractor may fraudulently make this certification to avoid having this costly insurance. You can verify workers compensation insurance here: Workers Compensation Verification
Premier Roofing has active workers comp insurance at all times.
There are a variety of reasons why a contractor may be uninsured or underinsured; the inability to qualify for the insurance coverage or the extremely high costs of roofing insurance are a couple of the most common reasons.
Remember, if your contractor is uninsured or underinsured, you will likely be responsible for any property damage or injuries, including injuries to uninsured workers, that may occur. Because homeowners insurance normally excludes injuries to or damage caused by an uninsured contractor, it is important to verify that your roofing (or other) contractor is adequately insured. You could be personally liable for medical expenses, lost wages, and legal fees if an accident occurs. If your contractor uses independent contractors in lieu of employees to circumvent coverage requirements, you can be personally liable for those individuals, too. Premier Roofing will provide a certificate of insurance upon request.
BUILDING PERMITS:
A building permit is required for all residential and commercial re-roof projects with a value of $5,000+. The contractor performing the work should procure the permit, arrange for the required inspections, and close-out the permit after the final inspection has been performed. The permit placard should be posted during the duration of the project. There is no legitimate reason that a contractor would ask the property owner to procure the re-roof permit on their behalf.
Premier Roofing will procure the required re-roof permit from the MOA, schedule all required inspections, and ensure that the permit is closed-out.
